Applicant <br />requests the property be rezoned from C-1 Commercial (northern section of site) <br />and A -Agricultural (southern section of site) to R-1 Single Family Residential.! <br />Applicant plans to develop single family residential subdivision. <br />EXISTING SITUATION: Subject property is presently utilized as citrus grove. <br />Adjacent property to the east and west along Oslo Road is zoned C-1 Commercial. <br />The area directly north of the subject property on Oslo Road extending east to <br />43rd Avenue is zoned R-1 Single Family Residential. The area abutting the three <br />sides of the southern section of the property is zoned Agricultural. The <br />surrounding area contains no major residential or commercial development. <br />RECOMMENDATION: The 1975 Comprehensive Land Use Plan designated this area as <br />"either Agricultural or Other Development". The proposed Comprehensive Plan <br />indicates an urban density classification corridor along this area, with attendant <br />urban services. The proposed residential use is compatible with both plans; <br />staff recommends approval. <br />s <br />David M. Rever <br />Planning & Zoning Director <br />DMR: jt <br />cc: Lloyd and Associates <br />DISCUSSION WAS HELD REGARDING THE PRIMARY CITRUS BELT. <br />IT WAS POINTED OUT THAT THIS REZONING WOULD BE IN KEEPING WITH THE <br />PLANNING DEPARTMENTS SUGGESTION THAT THEY GO TO A NODAL CONCEPT <br />RATHER THAN STRIP ZONING ALONG OSLO ROAD. <br />=2 <br />
