IF THE BOARD DOES PROCEED WITH THE PROPOSED REZONING, THAT THEY BE <br />CAREFUL NOT TO INCLUDE ANYTHING COLORED RED ON THE MAP. <br />PLANNING DIRECTOR REVER BELIEVED THAT MR. NUTT IS ASKING <br />THAT ALL PROPERTY ZONED C-1 BE EXCLUDED. HE NOTED THAT THE EXISTING <br />LAND USE PLAN HAS ONLY VERY INDEFINITE BLOBS DESIGNATING AREAS, AND <br />THE BOARDS INTENT IS TO REZONE THE R-2 AREAS ONLY. <br />THE DEVELOPERS PRESENT EMPHASIZED THAT THEY MAINLY WISHED <br />TO BE ASSURED THAT THERE WOULD BE A ZONING THEY COULD RELY ON, AND <br />THEY WERE SATISFIED TO DEVELOP AT S UNITS PER ACRE. <br />THE CHAIRMAN DETERMINED THAT NO ONE FURTHER WISHED TO BE <br />HEARD AND ASKED THAT THE BOARD REACH A DECISION. <br />MOTION WAS MADE BY COMMISSIONER SCURLOCK, SECONDED BY COM- <br />MISSIONER BIRD FOR PURPOSES OF DISCUSSION, TO PROCEED WITH THE REZON- <br />ING OF THE PROPERTIES PRESENTLY ZONED R-2 IN THE NORTH BEACH AREA <br />SOUTH OF WABASSO BEACH ROAD AND NORTH OF THE TOWN OF INDIAN RIVER <br />SHORES TO R-213 TO MAKE THEM CONSISTENT WITH THE 1975 LAND USE PAP. <br />ATTORNEY HENDERSON STATED THAT WHAT THEY ARE ASKING FOR IS <br />A PROMPT PROCESSING OF THEIR SITE PLAN, AND THEY DID NOT FEEL THERE <br />IS ANY REASON TO HOLD THAT UP IF THE COUNTY IS GOING TO PROCEED ON <br />ITS OWN MOTION TO REZONE. <br />ATTORNEY COLLINS' FEELING WAS THAT AS LONG AS THEY WOULD <br />AGREE TO WAIVE THEIR RIGHT TO ASK FOR AN OVERTURNING OF THE REZONING <br />FROM A DENSITY OF 8 TO 15, THERE WOULD BE NO REASON FOR NOT HAVING <br />SITE PLAN APPROVAL CONTINUE, AND COMMISSIONER BIRD STATED THAT HIS <br />CONCERN HAD BEEN TO CLARIFY THAT MR. REVER IS GOING TO PROCEED WITH <br />THE SITE PLAN AND WE ARE GOING TO INITIATE REZONING CONCURRENTLY. <br />COMMISSIONER WODTKE DID NOT FEEL THERE WAS SPECIFIC ENOUGH <br />DESCRIPTION OR DEFINITIVE ENOUGH LINES ON THE LAND USE MAP TO ACCOM- <br />PLISH THE PROPOSED REZONING AND MAKE IT IN COMPLIANCE WITH THE PASTER <br />PLAN. <br />IN FURTHER DISCUSSION, IT WAS EXPLAINED THAT THE INTENT OF <br />THE MOTION IS TO REZONE ONLY THE LAND PRESENTLY ZONED R-2 TO R -2B, <br />NOT IN COMPLIANCE WITH THE PIASTER PLAN, BUT JUST TO MAKE IT MORE CON- <br />SISTENT WITH THE EXISTING PLAN. <br />44 <br />
