Box 3406 <br />Address <br />Vero Beach, Fla. 32960 <br />Rezoning from 'C-lA to R-3 <br />(District District <br />Preliminary Final Hearing <br />PROPOSED USE AND LOCATION: The request for a public hearing concerns the rezoning <br />of approximately 8.1 acres of property located on the east side of U.S.r`l, south <br />of 110th Street, directly adjacent to the southern boundary of Floravon Shores <br />Subdivision. Applicant requests rezoning from C -1A Restricted Commercial to R-3 <br />Multiplg Family. <br />EXISTING SITUATION: The site presently contains 9 occupied mobile home units <br />grouped in the northwest section of the subject property along U.S..=1. The <br />remainder of the property is vacant with marl drives. There is a dilapidated <br />dock on the Indian River which is a part of an adjacent R-3 parcel. <br />RECOMMENDATION: It is recognized that there is an excessive amount of commercial <br />districts in this area, thus staff does not object to down zoning the subject <br />property. However, in keeping with existing zoning configuration and the proposed <br />Comprehensive Plan, staff recommends a rezoning to R2 :D, Residential (6);(units/acre) <br />instead of the requested R-3, Residentill (15 units/acre). <br />David M. ever <br />Planning and Zoning Director <br />MR. REVER COMMENTED THAT WHILE THE PLANNING STAFF WOULD <br />LIKE THIS DEVELOPED AT R -2D (6 UNITS PER ACRE) WHICH WOULD BE MORE <br />IN KEEPING WITH THE COMPREHENSIVE PLAN, THE PLANNING COMMISSION <br />RECOMMENDED IT BE APPROVED AT R -2B (8 UNITS PER ACRE). <br />PLANNING DIRECTOR REVER THEN REFERRED TO THE FOLLOWING MAP <br />AND EXPLAINED THAT IT IS ONLY THE PORTION PRESENTLY ZONED C -IA THAT <br />IS IN QUESTION; THE EXISTING R-3 ON THE RIVER WOULD REMAIN AS IT IS. <br />SPR 1 5 1981 <br />C <br />BooK 46 PACE 24 7 <br />
