CHALLACOMBE QUESTIONED, _ <br />HOWEVER, WHETHER THE BOARD*SHOULD CONSIDER -THE PROPOSED PLAN AT <br />THIS STAGE SINCE IT"IS JUST A DRAFT, <br />COMMISSIONER SCURLOCK-INQUIRED OF THE ATTORNEY THE <br />FACTORS THE COMMISSIONERS MAY CONSIDER IN MAKING A DECISION ON <br />THIS REZONING. - <br />ATTORNEY COLLINS STATED THAT THE BOARD CAN CONSIDER ALL <br />THE TESTIMONY THEY HAVE HEARD AND NOTED THAT WHAT -WE ARE STRIVING <br />TO DO IS DETERMINE THE HIGHEST AND BEST USE FOR THE PROPERTY, <br />TAKING INTO CONSIDERATION THE EXISTING MASTER PLAN, THE ECONOMY, <br />THE AESTHETICS, THE TRAFFIC, THE ABILITY TO.PROVIDE SEWER AND <br />WATER, ETC, HE ADVISED THE BOARD TO BASE THEIR DECISION ON.THE <br />PRESENTLY ADOPTED ORDINANCES AND MAPS. <br />COMMISSIONER WODTKE FELT WE ARE GETTING DOWN TO THE <br />BASIC ISSUE OF WHETHER THE LAND SHOULD REMAIN IN AGRICULTURALLY <br />PRODUCTIVE LAND OR GO INTO DEVELOPMENT. HE AGREED THAT SOIL <br />CONTENT IS AN IMPORTANT FACTOR, BUT SO IS SURROUNDING USE, AND <br />THE FACT THAT AGRICULTURAL LAND IS MOVING TO THE WEST. HE <br />PERSONALLY FELT THAT LAND IN THIS LOCATION IS NOT GOING TO <br />REMAIN AGRICULTURAL AND WHETHER IT SHOULD GO INTO SINGLE FAMILY <br />OR SOME OTHER CATEGORY COULD BE DEBATED$ HE ASKED WHAT THE '75 <br />PLAN CALLS FOR IN THIS AREA. <br />MR. REVER STATED THAT IT CALLS FOR MEDIUM DENSITY WHICH <br />HAS A DENSITY RANGING FROM 4 - 12, AND COMMERCIAL. <br />COMMISSIONER BIRD AGREED THAT THE AGRICULTURE IS <br />CONTINUING TO MOVE WEST OF I-95. HE NOTED THAT ON THE PLANNING <br />& ZONING COMMISSION THEY WERE ASKED TO PRESERVE THIS AGRICULTURAL <br />LAND, BUT UNFORTUNATELY, THE PEOPLE WHO HAD OWNED IT FOR MANY <br />YEARS DID NOT FIND IT ECONOMICALLY FEASIBLE TO CONTINUE TO UTILIZE <br />IT FOR AGRICULTURAL PURPOSES. COMMISSIONER BIRD BELIEVED WE ARE <br />BEING IMPRACTICAL IF WE -THINK THAT DEVELOPMENT PRESSURES ARE NOT <br />m <br />
