Director <br />It -is recommended that the data herein presented be'given formal <br />consideration by the County Commission. <br />1. Descr-iption and Conditions <br />On March 25',-19$1, the Planni►ig and Zoning Commission recommended <br />approval of a request to rezon-e.a 70.' x -3 <br />325.' (2.2,400 sq. ft.) strip <br />from A -Agri cultural to R-3 Mial.ti pl e F -ami ly. The strip -i s 1 ocate-d at the <br />south end of a parcel lying on the south -side -of S. R. 60 between 82nd <br />Avenue and Range Line Road. The parcel has a total area of 10 acres, <br />with.4.48 acres zoned R-3 and -.-5.52 acres zoned A -Agricultural. The <br />701_strip will compensate a 75' setback required on S.R.*60 under'Ordi- <br />-nance 80-1. The entire parcel is presently v-acant. <br />2. Alternatives and Analysis <br />A) Approve the rezoning request. This rezoning of the 70 -foot <br />strip will allow a flow design flexibility in the.R-3 portion of the <br />property without a ma3or.alteration of the present.zoning configuration. <br />The rezoning of this 70 -foot strip will provide design flexibility <br />in the development of this pa"rcel with no significant change in the <br />present land use patterns. Staff recommended approval of this alter- <br />native to the Planning Commission. <br />B) Disapprove the rezoning request. While this action would not <br />prohibit-the-devel-opment of the R-3 portion, neither will it <br />benefit the County by expanding design flexibility. <br />RECOMMENDATION <br />The Planning and Zoning Commission unanimously recommended approval <br />of the rezoining request from A -Agricultural to R-3 multiple family <br />residential. <br />THE CHAIRMAN ASKED IF ANYONE PRESENT WISHED TO BE HEARD. <br />THERE WERE NONE, <br />ON MOTION BY COMMISSIONER SCURLOCK, SECONDED BY COMMISSIONER <br />BIRD, THE BOARD UNANIMOUSLY CLOSED THE PUBLIC HEARING. <br />ON MOTION BY COMMISSIONER WODTKE, SECONDED BY COMMISSIONER <br />BIRD, THE BOARD UNANIMOUSLY ADOPTED ORDINANCE 8I-21, APPROVING THE <br />REZONING TO R-3 AS REQUESTED BY THE HATALAS. <br />
