Nelson, <br />County Administrator <br />DESCRIPTION AND CONDITIONS <br />SUBJECT: Request for Preliminary Plat Approval <br />Kingswood Subdivision <br />Approximately 10.42 acres containing <br />17 halfacre lots zoned R-1 <br />Location: North of South -Winter Beach Rd. west of <br />Kings Highway <br />AtP_�RENC �g : n1ow <br />Sunbelt Inc. or Trustee <br />The Engineer -of -Record, Harlan Peterson, is requesting the proposed <br />subdivision be considered for Preliminary Plat Approval by the Board of <br />County Commissioners. The Technical Review Committee approved the pre- <br />liminary plan during their May 12, 1981 meeting contingent upon approval <br />by the County Engineer of the drainage design. The Engineer -of -Record <br />has revised the drainage system in communication with the County Engineer. <br />Also, seeding of the backlot swales has been recommended as in conformance <br />with past County policy. <br />ANALYSIS AND ALTERNATIVES <br />The Engineer -of -Record has complied with the Technical Review Committee <br />and staff recommendations with the exception of noting seeding.of.the back - <br />lot swales. Since this item is not included in the Subdivision Regulation, <br />the Engineer claims he has not received formal notice of this requirement. <br />RECOMMENDATIONS AND FUNDING <br />Approval of the Preliminary Plat of Kingswood Subdivision is recommended <br />subject to the addition of seeding of backlot drainage easements on the <br />drawings. <br />There are no funding considerations to be considered for this item. <br />ENGINEER DAVIS COMMENTED THAT THE ROAD IS CURVILINEAR AS <br />IS THE RIGHT-OF-WAY, AND APPROVAL IS RECOMMENDED SUBJECT TO SEEDING <br />OF THE BACKLOT SWALES. <br />MOTION WAS MADE BY COMMISSIONER BIRD, SECONDED BY COMMISSIONER <br />WODTKE, TO GRANT TENTATIVE APPROVAL OF KINDSWOOD SUBDIVISION AS RECOM- <br />MENDED BY THE ADMINISTRATOR IN HIS MEMO OF MAY 191 1981. <br />
