In fact, property appraiser's data show that the county has approximately 15,823 <br />acres of improved single-family land, an amount which represents approximately 80% of all <br />developed residential land in the unincorporated county. Built at densities of less than 6 units per <br />acre, single-family units are generally found in subdivisions in the eastern portion of the <br />unincorporated county. <br />The largest concentration of single-family homes is in the southeast portion of the county. That area <br />is bounded by the City of Vero Beach on the north, US 1 on the east, St. Lucie County on the <br />south, and 58th Avenue on the west. During the 1996 to 2007 time period, a number of new <br />projects were developed along the southern and western edges of the south county urban service <br />area, while infill construction occurred throughout the south county area. <br />One new development in the south county is the "South County Initiative", a development <br />consisting of seven distinct residential projects with coordinated public improvements. These <br />public improvements include an elementary school site, a new collector road, a neighborhood <br />commercial center, parks, and interconnections. As of 2007, construction had commenced on <br />only two of the seven projects comprising the "South County Initiative". <br />The South Beach area, south of the City of Vero Beach on the barrier island, is also developed <br />almost exclusively with single-family homes. This area contains a limited amount of vacant land <br />just to the north of the St. Lucie County line. <br />While the south county area has experienced the most residential development, significant <br />residential development has begun to occur in the central county and north county areas in recent <br />Future Land Use Element 14 <br />
