Commercial <br />The commercial land use category includes land used for retail and wholesale trade, offices, <br />hotels, motels, restaurants, service outlets, automobile service stations and repair facilities. <br />Commercial uses are generally located in proximity to concentrations of population and along <br />major thoroughfares. The largest area of commercial land use is within the SR 60 corridor. That <br />area includes a regional shopping mall, an outlet mall, 4 community shopping centers, a Wal- <br />Mart super store, several other national retailers, and several restaurants. Other large <br />concentrations of commercial land uses are located along the US Highway 1 corridor south of <br />Vero Beach and the US Highway 1 corridor in the Sebastian area. <br />Many commercial uses, such as retail stores, offices, services, restaurants and grocery stores, are <br />located in the 22 existing major shopping plazas in the county. These centers are shown on <br />Figure 2.7. Seven of these centers are located along the SR 60 corridor; three are located along <br />the US 1/Old Dixie Highway corridor, just south of Vero Beach; and two are located along the <br />Oslo Road corridor. Another seven are in the northern portion of the county, along US 1 and CR <br />512, in the vicinity of Sebastian and Roseland. <br />The suitability of existing commercial land and the need for future commercial land are <br />discussed in the land use analysis section. <br />Future Land Use Element 22 <br />
