UNIT 4 <br />ADMINISTRATOR NELSON RECOMMENDED APPROVAL AS PER THE FOLLOWING <br />MEMO: <br />TO: The Honorable Members of the DATE: July 29, 1981 FILE: <br />Board of County Commissioners <br />SUBJECT: Pequest for Final Plat Approval Prior <br />to Construction of Improvements <br />Laurelwood Unit 4 - Located north of <br />Citrus Road (4th Street) East of 27th Av( <br />FROM: Neil A. Nelson, REFERENCES: Robert T. Shutts , Laurel Homs to <br />County Administrator Neil A. Nelson, County A.dministrato, <br />dated July 15, 1981 with Attachment <br />DESCRIPTION AND COJDITIONS <br />The Vice -President of Laurel Homes, Mr Shutts, is requesting Final Plat <br />approval of Laurelwood Unit 4 Subdivision prior to the completion of the Paving <br />and drainage improvements. A developer's cost completion cash bond in the amount <br />of $65,138.05, a certificate of cost estimate by a registered Engineer, an Escrow <br />agreement, and the final plat document have been submitted with the letter of <br />request. All documents have been reviewed by the County Attorney, County Finance <br />Director, County Engineer, and County Planning Director and the necessary staff <br />recommendations have been incorporated. <br />ALTERNATIVE AND ANALYSIS <br />A portion of the bonded improvements have been completed to date. All <br />submittals are in accordance with the approved Preliminary Plat of January 24, 1979 <br />and the Subdivision Ordinance. At the time of Preliminary Plat approval the <br />Board requested being notified when street lighting was provided. <br />The developer has requested receiving interest on the escrow deposit, and <br />the County Attorney and Finance Director do not object to a passbook interest <br />rate being paid. <br />RECOMMENDATIONS AND FUNDING <br />Recommend Final Plat approval of Laurelwood Subdivision Unit 4 subject to and <br />including : <br />1) Submittal by -the developer of the S65,138.05 cash performance bond <br />2) Approval by the Chairman of the Board of the Escrow Aqreement. <br />3) The payment by the County of passbook rate interest for the Escrow <br />deposit. <br />4) Notification by the developer to the Board of County Commissioners <br />when street lighting is installed and operating and proper action <br />by the Developer to initiate light installation. <br />There are no funding considerations to be addressed for this item beyond the <br />escrow agreement. <br />ATTAriiMPNTC <br />Referenced in Developers July 15, 1981 letter <br />AUG 51991 <br />1) Plat Linen <br />2) Certificate of, Cost Estimate <br />3) Developer's Cost Completion Bond. <br />4) Escrow Agreement BOOK 47 <br />PAGE�,�� <br />5) Certification of Title Information for Filinq Plat. <br />6) Joinder- and Consent to Dedication <br />
