Lyons, Chairman August 17, 1981 <br />Board of County Commissioners <br />17 Sailfish Road <br />Vero Beach, FL 32960 <br />Dear Mr. Lyons: <br />The proposed Comprehensive Land Use Plan fails to address <br />several questions of concern to The Moorings. As a result, the ef- <br />fect of the Plan on the Company appears to be unfair and inequitable. <br />We are, therefore, presenting this statement of our position and in- <br />tentions and request that it be entered as a part of the record of <br />proceedings for the public hearings on the Comprehensive Land Use <br />Plan to be held on August 18 and September 1, 1981. <br />HISTORY OF DEVELOPMENT OF THE MOORINGS <br />The Moorings Development Company, begun in Naples in 1957, has <br />been working slowly and methodically since.1968, according to our <br />own carefully formulated master land -use plan, to create a diversi- <br />fied, high quality community along the south beach in Indian River <br />County. <br />To those familiar with the growth and development of The Moorings, <br />it is apparent that we have spared neither effort nor resources to <br />create an unique and beautiful community. More than twenty-two <br />percent (22%) of our total available land area was committed to a golf <br />course for the use and enjoyment of residents; a prime ocean -front <br />building lot was deeded to our property owners for perpetual use as a <br />community park and beach; and land was sacrificed for lagoon -like <br />waterways, when subdivision planning practices and economic consider- <br />ations in 1968 would have dictated that unimaginative straight -cut <br />canals should have been utilized.
