V", 11 completed M 12 <br />„. <br />occupied by porches, patios, terraces, attached garages, <br />carports, covered parking spaces or non -roofed areas shall <br />be excluded. <br />The minimum width of any lot used for a single family dwell- <br />ing shall be seventy (70) feet; for a two or more family <br />dwelling unit, one -hundred (100) feet. <br />(E) SITE COVERAGE. The total site shall not be covered by build- <br />ings an structures to an extent of more than thirty (30%) <br />percent. No principal structure and its accessory buildings <br />shall occupy more than thirty (30%) percent of the lot area, <br />exclusive of swimming pools. <br />(F) SEPARATION BETWEEN PRINCIPAL BUILDINGS ON THE SITE. Detach- <br />ed principal buildings on the same lot, tract, parcel or <br />site shall be located not closer together than fifteen (15) <br />feet, plus one (1) foot additional for each additional two <br />(2) feet in height over twenty-five (25) feet in height. <br />(G) FRONT YARD. Every lot shall have a front yard or street <br />yard of not less than twenty-five (25) feet in depth for <br />a building or structure up to and including twenty-five <br />(25) feet in height, provided that when the structure ex- <br />ceeds twenty-five (25) feet in height, the front yard shall <br />be increased by one (1) foot for each additional two (2) <br />feet of height or portion thereof. <br />(H) REAR YARD. Every lot shall have a rear yard of not less <br />t a`Fi n twenty (20) feet in depth for a building or structure <br />up to and including twenty-five (25) feet in height, pro- <br />vided that when the structure exceeds twenty-five (25) feet <br />in height, the rear yard shall be increased by one (1) foot <br />for each additional two (2) feet of heicht or portion there- <br />of. <br />(I) SIDE YARDS. A side yard shall be provided on each side of <br />every lot of not less than fifteen (15) feet for single fam- <br />ily dwellings. Multiple family dwellings shall be required <br />to provide a side yard on each side according to the following: <br />Up to 25 feet in height - 15 feet. <br />25 feet and over - 15 feet plus one (1) "oot additional <br />for each additional two (2) feet in height. <br />(J) OPEN SPACE. Every site or lot used for residential purposes <br />shall ave a minimum of thirty (30%) percent- of the total <br />site or lot area set aside for open recreational or landscap- <br />ed area. <br />No part of any open space shall be used for driveways or <br />parking areas. All landscaped areas shall be planted and <br />appropriately maintained in lawn, sod, natural foliage, gar- <br />dens or ponds. <br />(K) PARKING REGULATIONS. One (1) space per five (5) dwelling <br />units and all other- off-street parking spaces shall be pro- <br />vided in accordance with the requirements for specific uses <br />set forth in Section 24 of this Ordinance. <br />Section 12. R-3 MULTIPLE DWELLING DISTRICT: <br />(A) USES PERMITTED. In this district a building or premises may <br />e use only or the following purposes: <br />(1) Single family dwellings <br />(2) Home occupations <br />(3) Parks and playgrounds owned and operated by the County, <br />State or Federal governments or by the property owners <br />within a development or by civic associations or similar <br />non-profit groups or agencies <br />(4) _Public buildings <br />(5) Accessory uses and structures customarily associated <br />with and subordinate to the above uses, subject to con- <br />ditions expressed in Section 25, sub -paragraph (G) <br />-20- <br />
