'INDIAN RIVER COUNTY ORDINANCE NO. 78-39 <br />AN ORDINANCE AMENDING THE ZONING MAP ADOPTED IN INDIAN <br />RIVER COUNTY ZONING ORDINANCE 71-3 BY THE REZONING OF <br />PROPERTIES DESCRIBED BELOW AND PROVIDING AN EFFECTIVE <br />DATE <br />WHEREAS, the Board of County Commissioners of Indian River <br />County, Florida, did publish and send its Notice of Intent to <br />rezone the hereinafter described property and pursuant thereto <br />held a public hearing in relation thereto, at which parties in <br />interest and citizens were heard; and <br />WHEREAS, there is a need in Indian River County to reduce <br />the number of acres zoned Commercial to prevent excessive <br />traffic congestion, business sprawl,excessive density of <br />commercial development and to reduce the amount of commercially <br />zoned property to a level consistent with the needs and,growth <br />pattern of Indian River County; and <br />WHEREAS, the economic value of existing agricultural and <br />residential uses shall be maintained; <br />NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF COUNTY <br />COMMISSIONERS OF INDIAN RIVER COUNTY, FLORIDA, that Indian River <br />County Ordinance 71-3, being the Zoning Ordinance of Indian River <br />County, Florida, and the accompanying Zoning Map be amended as <br />follows: <br />1. <br />Morning Side Park Subdivision as recorded in Plat Book <br />1, page 93; and Tropical Village Estates Subdivision <br />as recorded in Plat Book 4, page 94 less the area <br />line of S.R. 512, <br />lying within 270' South of the center <br />11, 13, 15 and 17, Block 2, and Lots <br />and less Lots 9, <br />10, 12, 13, 14, 15, and 16, Block 3; And Tropical <br />.8, <br />Village Estates Subdivision Unit 2 as recorded in Plat <br />Book 5, page 65 less the area lying within 270' South <br />512, referred to <br />of the center line of S. R. all plats <br />records of Indian River <br />plats recorded in the public <br />County, Florida; <br />Be rezoned from C-1,'Commercial and A -Agriculture to R-1, <br />Single Family District. <br />2. <br />The West 1275' of Section -20, Twp. 31 S, Range 38 E <br />line of S. R. 512; <br />which lies within 660' of the center <br />610' of Section 20, Twp. 31 S, Range 38 E <br />And the East <br />which lies within the area 660' North of the center <br />line of S.
