OCT 211981 BOOK 4 7 <br />Senior.Planner Challacombe stated that this was brought <br />out several times at the Regional Planning Council, but he <br />did not know whether all Commission members get copies of the <br />minutes of the Regional Planning Council. <br />Attorney Gordon Johnson came before the Board <br />representing the applicant, Midwest Federal Savings & Loan. <br />He felt the Commission was familiar with the type of <br />development involved and believed that most all the <br />questions had been gone over before at the Development of <br />Regional Impact hearing. <br />Commissioner Scurlock wished to know where the similar <br />property which was denied rezoning is located in relation to <br />the subject property and what differences there are between <br />these properties, if any. <br />Mr. Challacombe noted that the Planning staff and the <br />Planning & Zoning Commission both had recommended approval of <br />the other rezoning; however, it was denied based on input <br />from the public and concerns over drainage, water and the <br />preservation of agricultural lands. The property denied <br />rezoning is located about 2h miles east and closer to town <br />than the property presently being considered. <br />In further discussion, it was noted that the <br />property presently being considered for rezoning, is <br />surrounded on three sides by R1MP zoning; there is some <br />agricultural on the east, but basically this would be a <br />squaring off of the area, which was not the situation with <br />the property denied the rezoning. <br />Attorney Johnston presented a map of the proposed layout <br />of their development and noted that no other expansion is <br />proposed in this area. Though the requested zoning actually <br />is a density of 8.7, their project will be developed at a <br />density of about 4.5 units per acre rather than 5, which the <br />Development Order calls for. This project will be similar to <br />the other Village Green development with beautiful <br />landscaping and only doublewide mobile homes, as was <br />
