October 14, 1981 FILE: <br />THE BOARD OF COUNTY COMMISSIONERS <br />SUBJECT: REQUEST FOR FINAL PLAT APPROV_ <br />OF DIXIE COMMERCIAL PARK SUB- <br />DIVISION LOCATED ON THE EAST <br />SIDE OF OLD DIXIE HIGHWAY, SOUTH <br />OF 4TH STREET <br />FROM: NEIL NELSON REFERENCES: Harlan L. Peterson to Neil <br />Count Administrator Nelson, County Administrator, <br />County dated September 23, 1981. <br />DESCRIPTION AND CONDITIONS: <br />The owner, William H. Hensick and Sons, Inc., is requesting Final <br />Plat Approval for the 8.55, 14 lot Dixie Commercial Park Subdivision. <br />The subject property is zoned C-lA, Restricted Commercial. The <br />engineer-of=record has certified that the required improvements <br />have been completed and comply with the Indian River County Sub- <br />division Ordinance. A $1,200.00 maintenance bond has been provided <br />to cover the cost of grass and seed germination. It has also been <br />agreed by the developer that mowing of the retention areas within <br />easements will be accomplished by the property owners. <br />ALTERNATIVES AND ANALYSIS: <br />The Final Plat documents have been reviewed and inspected by the <br />County staff. All staff comments have received appropriate atten- <br />tion. <br />RECOMMENDATION AND FUNDING: <br />The staff recommends that Final Plat Approval be granted for the <br />Dixie Commercial Park Subdivision with the following contengencies: <br />1) Acceptance of the $1,200.00 maintenance bond for grass and <br />seed germination. <br />2) An agreement by the owners that the mowing and maintenance of <br />the retention area within the easement dedicated to the County <br />shall be the responsibility of the property owner. <br />ATTACHMENTS : Above referenced memorandum and vicinity map <br />NN/b <br />APPROVED AGENDA ITEM <br />FOR Id- z /— 3 <br />MR4 <br />
