AGRICULTURE <br />The County shall not permit encroachment, by other land <br />uses, of agricultural lands except where demonstrated that <br />those lands are no longer viable for agricultural purposes. <br />The County shall permit urban development on <br />agricultural fringe -areas based on planned growth patterns <br />as well as existing conditions in the immediate area of the <br />proposed development. <br />ENVIROMMENT, RECREATION, AESTHETICS <br />The County encourages the perpetuation of existing and <br />future recreational and open space areas. <br />Land development activities will highlight and maximize <br />scenic amenities and cultural facilities wherever possible. <br />Proposals for residential development shall complement <br />existing residential patterns and provide adequate <br />neighborhood facilities. <br />The County will initiate community development programs <br />in existing neighborhoods which arc defined through building <br />and housing standards as "deteriorating". <br />Residential development shall be encouraged to locate <br />in areas easily accessible to cmploy-m?nt and service - <br />centers. <br />In areas characterized as flood prone, within the <br />100 -year flood map boundary, development must conform with <br />the National Flood Insurance Rate Flaps (FIRM'.) elevation <br />standards and/or performance standards of locally adopted <br />drainage plans where no elevation is indicated on the FIR.,r <br />maps. <br />The County shall permit permanent mobile /manufacturcd <br />home subdivisions to be located within MD -1 and ;fixed-Unc <br />Districts. 11here mobile/manufactured homes are located <br />within mixod-Use Distr?.cts, densities shall not exceed eight <br />(E) units per acre. <br />2 <br />
