SECTION 7 <br />A new Section 9(A), entitled 11RT-6: Two Family Residential District", is hereby <br />adopted and shall read as follows: <br />SECTION 9(A). RT -6: TWO-FAMILY RESIDENTIAL DISTRICT <br />A. PURPOSE AND INTENT. <br />The RT -6 Two -Family Residential District is established to implement the <br />Indian River County Comprehensive Plan policies for managing land desig- <br />nated for low density residential development, LD -2. Residential develop- <br />ment within the RT -6 zoning district is intended to be restricted to single <br />family and duplex residential development. However, a mixture of attached <br />and detached structure types, may be approved as a special exception <br />Planned Residential Development (PRD). The RT Two -Family Residential <br />District is intended to accommodate an adequate range of housing oppor- <br />tunities and requisite community facilities consistent with provisions of <br />the Indian River County Comprehensive Plan. <br />The maximum residential density intended to be permitted in the RT -6 <br />district is six (6) units per acre consistent with the LD -2 Comprehensive <br />Plan designation described in the Land Use Element. <br />B. PERMITTED USES. <br />In the RT -6 Two -Family Residential District no building or structure shall <br />be erected, altered or used except for one or more of the following. Site <br />plan review shall be required for all uses except single family dwellings, <br />pursuant to the provisions of Section 23. <br />1. Residential Uses. <br />- Duplex <br />- Single Family Dwellings <br />2. Institutional Uses. <br />- Foster Care Facilities <br />3. Community Services. <br />- Emergency Services <br />C. USES REQUIRING ADMINISTRATIVE PERMITS. <br />The following uses shall be permitted in the RT -6 Two -Family Residential <br />District subject to the specific use criteria established in Section 25.1 <br />"Regulations for Specific Land Uses" and review procedures established in <br />Section 25.2, "Review of Uses Requiring Administrative Permits". <br />1. Institutional Uses. (Section 25.1(C)) <br />- Group Home, Level I <br />2. Recreation Uses. (Section 25.1(E)) <br />- Parks and Playgrounds, Open to the Public <br />D. SPECIAL EXCEPTION USES. <br />The following uses may be permitted within the RT -6 Two -Family Residential <br />District subject to the specific use criteria established in Section 25.1, <br />"Regulations for Specific Land Uses" and review procedures established in <br />Section 25.3, "Regulation of Special Exception Uses". <br />1. Agricultural Uses. (Section 25.1(A)) <br />- Nurseries and Greenhouses, Noncommercial <br />- Stables, Noncommercial <br />-20- <br />
