vii. A landscaped bufferyard utilizing screening, as established <br />in Section 23, shall be required adjacent to all residen- <br />tially zoned land. <br />2. Golf Courses and Accessory Facilities. (Administrative Permit and <br />Special Exception <br />a. Districts Requiring Administrative Permit: Golf courses and <br />accessory facilities shall be allowed in the A-1 district upon receiv- <br />ing approval for an a6ministrative permit as provided in Section 25.2 <br />and after meeting the requirements defined below. <br />b. Districts Requiring Special Exception: Golf courses and accesso- <br />ry facilities may be allowed in the RFD, RS -1, RS -3, RS -6, RT -6, RM -3, <br />RM -4, RM -6, RM -8, RM -10, RM -14, RMH-6, and RMH-8 districts upon <br />receiving approval as a special exception as provided in Section 25.3 <br />and after meeting the requirements defined below. <br />c. Additional Information Requirements: <br />i. The location and designation of all zoning districts abut- <br />ting the site. <br />ii. A site plan meeting the requirements of Section 23. <br />d. Criteria for Golf Courses and Accessory Facilities: <br />i. Golf courses and accessory facilities shall not be inter- <br />preted to include freestanding commercial miniature golf <br />courses and/or driving ranges. <br />ii. No major accessory use or principal building or structure <br />shall be located closer than one hundred (100) feet to any <br />lot line which abuts a residential district. <br />iii. Golf courses shall, to the most reasonable extent, retain <br />and preserve native vegetation over at least thirty (30) <br />percent of the total upland area of the course due to their <br />characteristically high water demand and heavy nutrient <br />loads. <br />iv. The golf courses shall be designed so that any lighting is <br />shielded and directed away from residential areas. <br />V. Screening: (RESERVED) <br />3. Major Sports and Recreation Areas and Facilities. (Special Exception) <br />a. Districts Requiring Special Exception: Major sports and recre- <br />ation areas and facilities may be allowed in the A-1 district upon <br />receiving approval as a special exception as provided and after <br />meeting the requirements defined below. <br />b. Additional Information Requirements: The site plan shall denote <br />the location of all existing structures, parking facilities, and the <br />circulation plan for the proposed facility and all adjacent sites, <br />pursuant to the requirements of Scction 23. <br />C. Criteria for Major Sports Areas and Facilities: <br />i. All buildings and structures shall be at least thirty (30) <br />feet from all property lines. <br />ii. Off-street parking shall be provided in the ratio of a <br />minimum of one (1) space to every four (4) seats. <br />iii. All facilities shall be located on a collector or arterial <br />street, as established in the County Thoroughfare Plan. <br />iv. The facility shall be designed so that any outdoor lighting <br />is shielded and directed away from any residential areas. <br />-52- <br />
