c. Appeals of Decisions on Unlisted Uses. Such decisions may be <br />appealed to the Board of ZoningAdjust-merit in conformance with <br />the provisions of Section 26(A). <br />3. Permitted Uses, Specifically. No structure shall be erected, con- <br />structed, reconstructed or structurally altered, nor shall any struc- <br />ture or land or combination thereof, be used unless the u -e to which <br />the structure and/or land is to be put is listed in the Permitted Use <br />section of the applicable zoning district and the use fully complies <br />with all of the applicable district regulations, except for nonconfor- <br />mities as provided in Section 25(J). Accessory uses, administrative <br />permit uses and special exception uses. <br />4. Accessory Uses. No accessory use or structure, as defined in Section <br />2, shall hereafter be constructed, remodeled, established, altered or <br />enlarged unless such accessory use or structure complies with the <br />provisions of Section 25(G) "Accessory Buildings". <br />C. USES REQUIRING ADMINISTRATIVE PERMIT. <br />New Uses Requiring Administrative Permits. It is the intent of this <br />Ordinance to allow any use requiring an administrative permit in the <br />appropriate zoning district, provided the criteria established for <br />such uses in Section 25.1, "Regulations for Specific Land Uses", are <br />satisfied and such uses are reviewed pursuant to the procedures of <br />Section 25.2, "Review of Uses Requiring Administrative Permits". <br />D. SPECIAL EXCEPTION USES. <br />New Special Exception Uses. No special exception use, as designated <br />within this Ordinance, shall hereafter be established unless such use <br />has been approved pursuant to the provisions of Section 25.3, Regu- <br />lation of Special Exception Uses. <br />ESTABLISHMENT OF SIZE AND DIMENSION CRITERIA. <br />In order to carry out the purpose and intent and provisions of this Ordi- <br />nance, size and dimension criteria for particular zoning districts are <br />hereby established. Such size and dimension criteria shall be applied in <br />accordance with this section and other applicable provisions of this <br />Ordinance. The minimum area, yards and other open spaces, including the <br />intensity of use provisions, contained in this Ordinance for each and every <br />building hereafter erected, constructed or structurally altered, shall not <br />be encroached upon or considered as area, yard or open space requirements <br />or intensity of use requirements for any other building. Variances from <br />these provisions, excluding the maximum density limitations, may be granted <br />by the Board of Adjustment pursuant to the procedures and criteria of this <br />Ordinance. <br />Maximum Density. In no instance shall the maximum density specified <br />for a given zoning district be exceeded in the approval of any site <br />plan. Maximum density shall be expressed in number of dwelling units <br />per gross residential acre. In the determination of the maximum <br />number of units to be allowed on a lot, the permitted number shall be <br />made proportional to any fraction of an acre(s) that is a part of the <br />lot. Gross residential area shall mean the area of a lot devoted to <br />residential uses and related open space, yards, parking and circu- <br />lation, drainage, recreation, and other related or accessory facil- <br />ities, exclusive of commercial, industrial, and other non-residential <br />uses. <br />Lot Size Requirements. <br />a. Generally. Except as may be qualified by the provisions of the <br />Ordinance, including Section 25(J), Nonconforming Lots, Uses and <br />Structures, no structure or part thereof shall hereafter be <br />constructed or relocated onto a lot which does not meet all of <br />the minimum lot size requirements established for the zoning <br />district in which the structure is or is to be located. Further- <br />more, no structure or land shall hereafter be used, occupied or <br />arranged for use on a lot which does not meet all of the minimum <br />-4- <br />
