INDIAN RIVER COUNTY ORDINANCE NO. 85- F3 <br />AN ORDINANCE OF THE BOARD OF COUNTY COMMISSIONERS OF INDIAN <br />RIVER COUNTY, FLORIDA, AMENDING APPENDIX A OF THE CODE OF <br />LAWS AND ORDINANCES, KNOWN AS THE ZONING CODE, ENACTING A <br />COMPREHENSIVE AMENDMENT TO THE NON-RESIDENTIAL ZONING <br />DISTRICTS AND RELATED ZONING REGULATIONS BY: 1) CREATING <br />SECTION 18(A) "OCR: OFFICE, COMMERCIAL AND RESIDENTIAL <br />DISTRICT"; 2) CREATING SECTION 18(A).1, "MED: MEDICAL <br />DISTRICT"; 3) CREATING SECTION 18(A).2, "CN: NEIGHBORHOOD <br />COMMERCIAL DISTRICT'; 4) CREATING SECTION 19(A), "CL: <br />LIMITED COMMERCIAL DISTRICT'; 5) CREATING SECTION 20(A), " <br />CG: GENERAL COMMERCIAL DISTRICT'; 6) CREATING SECTION <br />20(A).1, "CH: HEAVY COMMERCIAL DISTRICT'; 7) CREATING <br />SECTION 21(A), "IL: LIGHT INDUSTRIAL DISTRICT'; 8) CREATING <br />SECTION 22(A), "IG: GENERAL INDUSTRIAL DISTRICT'; 9) AMEND- <br />ING SECTION 25.1, "REGULATIONS FOR SPECIFIC LAND USES"; AND <br />PROVIDING FOR ALTER14ATIVE SECTIONS AS WELL AS CODIFICATION, <br />SEVERABILITY, AND EFFECTIVE DATE. <br />NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF COUNTY COMMISSIONERS OF INDIAN <br />RIVER COUNTY, FLORIDA that: <br />SECTION 1 <br />A new Section 18(A), entitled "Office, Ccci rcial and Residential District", is <br />hereby adopted and shall read as follows: <br />SECTION 18(A) OCR: OFFICE, COYYERCIAL AND P.ESIDEPITIAL DISTRICT <br />A. Purpose and Intent <br />The OCR Office, Commercial and Residential District is established to <br />implement the Indian River County Cc-prehensive Plan policies for allocat- <br />ing commercial and residential land uses, to areas designated mixed use <br />development (MXD) or areas designated for carmercial development along <br />corridors or within commercial nodes, excepting neighborhood nodes. The <br />OCR district is intended to provide areas for the development of restricted <br />office, commercial and residential activities in a manner which will be <br />compatible with surrounding neighborhoods. The OCR district is further <br />intended to provide land use controls for ensuring the separation of <br />potentially incompatible activities, such as intense commercial uses from <br />established residential areas. <br />B. Permitted Uses <br />In the OCR, Office, Commercial and Residential District, no building or <br />structure shall be erected, altered or used, except for one or more of the <br />following. Outdoor storage shall be prohibited within the OCR district. <br />Site plan review shall be required for all uses, pursuant to the provisions <br />of Section 23. <br />1. Residential Uses (subject to the density, size and dimension <br />regulations of the RM -6 district) <br />- Duplex <br />- Multiple Family Dwellings <br />- Single Family Dwelling <br />2. Institutional Uses <br />- Civic and Social Membership Organizations <br />- Places of Worship <br />3. Community Service Uses <br />- Business Schools <br />- Emergency Services <br />-i- <br />
