**ORDINAiI .J. 85- ** <br />E. Accessory Uses and Structures <br />1. Authorized Accessory Retail Uses <br />The following retail activities shall be permitted, provided that no <br />such use is freestanding and that all such uses combined comprise no <br />more than twenty (20%) percent of the ground floor area of the struc- <br />ture in which they are located: <br />a. Carry -Out Only Restaurants <br />b. Limited Retail Sales <br />C. Personal Services <br />2. As provided in Section 25(G), "Accessory Uses and Structures". <br />F. Dimensional Regulations <br />As provided in Table 18, herein, and Section 3.1, "Application of District <br />Regulations". <br />G. Permitted Signage <br />As provided in Section 25(0), "Signs'. <br />H. Walls and Fences <br />As provided in Section 25(I), "Walls and Fences'. <br />I. Minimum Off -Street Parking and Loading Reguirezients <br />As established in Section 24, "Off -Street Parking and Loading Regulations". <br />J. Performance Standards for Nuisance Abatea.ent <br />As established in Section 24.1, "Performance Standards for Nuisance Abate- <br />ment; Commercial and Industrial Uses". <br />K. Minimum Separation from Residential District <br />Where a nonresidential use within an OCR district directly abuts a single <br />family and multi -family residential zoning district, a landscaped <br />bufferyard meeting the following specifications shall be required along the <br />side and/or rear property lines. <br />Single Family Multi -Family <br />Zoning District Zoning District <br />Minimum Separation 25 ft. 20 ft. <br />Screening Requirement Type A Type B <br />The bufferyard shall be measured at right angles to the lot line. All <br />screening requirements shall meet the standards established in Section 23. <br />No off-street parking or loading areas shall be permitted within the <br />bufferyard. <br />L. REQUIRED IMPROVEMENTS. <br />All future subdivisions and site plans for developments within the OCR <br />zoning district shall provide the following improvements, designed and <br />constructed to the requirements and specifications in the Code of Laws and <br />Ordinances of Indian River County and the State of Florida: <br />1. Bikeways (as specified in the County Bikeway Plan, as currently exists <br />or may hereafter be adopted). <br />2. Sidewalks. <br />3. Street lights. <br />-2- <br />
