**ORDINARY i. 85- ** <br />SECTION 2 <br />A new Section 18(A).1, entitled "Med: Medical District, is hereby adopted and <br />shall read as follows: <br />SECTION 18(A).1 MED: MEDICAL DISTRICT <br />A. Purpose and Intent <br />The MED, Medical District is intended to implement the Indian River County <br />Comprehensive Plan policies for managing the development of the major <br />portions of land designated as part of a hospital/commercial node, to <br />provide a variety of uses which support a major medical facility, and to <br />protect such major medical facility from encroachment by land uses which <br />may have an adverse effect on the operation and potential expansion of the <br />facility. Land uses that could cause an adverse effect would generally <br />include those uses that are likely to be objectionable to neighboring <br />properties because of noise, vibration, odors, smoke, amount of traffic <br />generated, or other physical manifestations. <br />These medical district regulations are intended to protect, promote and <br />improve the public health, safety, comfort, order, appearance, convenience, <br />and general welfare of the inhabitants of this district and its environs. <br />B. Permitted Uses <br />In the MED, Medical District, no building or structure shall be erected, <br />altered or used, except for one or more of the following. Outdoor storage <br />shall be prohibited within the KED district. Site plan review shall be <br />- - required for all uses, pursuant to the provisions of Section 23. <br />1. Institutional Uses <br />- Child and Adult Care Facilities <br />- Hospitals, General and Specialty <br />- - Nursing Homes, Rest Homes, Convalescent Hcc7es, and Homes for the <br />Aged <br />Total Care Facilities <br />2. Community Service Uses <br />- Business Schools, including Medical Educational Institutions <br />- Emergency Services, including Ambulance Service <br />3. Recreational Uses <br />- Parks Open to the Public <br />4. Commercial Uses <br />a. General Office <br />- Automatic Teller Machines <br />- Health Services (Excluding hospitals, nursing homes and <br />similar institutional uses) <br />- Optical Firms <br />- Medical Related Offices <br />b. Business Services <br />- Medical Research, Experimental and Testing Laboratories. <br />- Medical and Dental Equipment and Supply Facilities <br />C. Limited Retail Sales <br />- Apothecary, Including Prescription Drugs <br />- Book Store and Stationers <br />- Florist <br />- Greeting Card Shops <br />-4- <br />
