LAND USE *k!AP <br />BOOK 48 PASF 5.1.7 <br />The Land Use Piap delineates district locations and <br />their relationship to each other. The map is not a zoning <br />map nor does it reflect existing zoning. The Pap shows the <br />future land use pattern for the County. The land uses <br />displayed are sufficient to accommodate the estimated <br />population growth to 130,000. These activities include <br />single and multi -family residential uses, commercial uses, <br />industrial uses, open space areas, environmentally sensitive <br />areas, agricultural areas, and areas of milted uses. <br />Existing zoning, at the time of adoption, shall be <br />regulated by the density districts and boundaries specified <br />on the Land Use Map.- All rezonings mandated by the Plan, to <br />insure conformity, shall take place within a three year <br />_ period commencing with final adoption. Specific zoning <br />designations and boundaries shall be shown on the official <br />Indian River County Zoning Atlas. <br />URBAN SERVICE AREAS <br />Indian River County through its Land Use Element, <br />delineates areas where the County expects to provide urban <br />services. The Urban Development Perimeter outlined on the <br />map, consists of those areas designated as Low Density <br />Districts, Medium Density Districts, and Mixed -Use <br />Districts. <br />will: <br />areas <br />Within the "Urban Development Perimeter" the County <br />1) Consider the,reclassification of flood prone areas, <br />whenever possible,. to non -urban uses. Provision of <br />urban'services to these areas will be a low <br />priority. <br />2) Only permit development in primary water recharge <br />that cover 25% or less of the ground area with <br />impervious surface. <br />= 5 <br />
