JAN <br />61992 <br />A�n� <br />Future <br />sites shall <br />locate in specified nodal areas. <br />The nodal pattern for development concentrates land uses <br />around a central location. Specific location and design <br />criteria are stated in this element in order to evaluate an <br />area's suitability for commercial and/or industrial uses. <br />The standards for commercial and industrial uses -shall <br />be as follows: (SEE TABLE ON PAGE 21) <br />TOURIST COMMERCIAL USES <br />Tourist commercial nodal areas are designated on the <br />Land Use Map. However, future demands may justify <br />designation of additional areas. <br />PERFOR1ANCE STANDARDS FOR TOURIST COMMERCIAL USES <br />_ 1) When resort areas are adjacent to a shoreline, a buffer <br />of parkland shall be provided to prevent these areas <br />from being visually dominated by commercial development. <br />2) Convenient public rights-of-way to shorelines shall be <br />provided,_maintained and publicized through signs. <br />PERFORMANCE STANDARDS FOR INDUSTRIAL USES <br />The County continues to encourage light, non-polluting <br />industry. This policy should continue. Industrial uses <br />shall be located in nodal units -such as industrial parks. <br />Characteristics and needs of different industrial activities <br />vary depending on the type and scale of use, location, and <br />design of sites. The following factors shall be considered <br />in determining suitable locations and design of industrial <br />areas: <br />1) Areas of industrial development shall offer direct <br />access to available modes of transportation. <br />2) Adequate utilities shall be provided in design <br />of the development. <br />3) Physical separation or buffering shall be provided <br />between cost industrial and other uses. <br />_ _ 25 <br />
