JAN 61982 @AOK 48 PAPr 483 <br />FINAL PLAT APPROVAL - COUNTRY WALK SUBDIVISION <br />Dennis Ragsdale, Planning Department, read the <br />following memorandum: <br />TO: The Honorable Board <br />of County Ccmmissioners <br />FROM: Neil Nelson, <br />County Administrator <br />DESCRIPTION AND CONDITIONS: <br />DATE: December 17, 1981 FILE: <br />REQUEST FOR FINAL PLAT APPROVAL <br />SUBJECT: OF COUNTRY 14ALK SUBDIVISION, <br />LOCATED ON THE SOUTHSIDE OF 12TH <br />STREET AT 30TH AVENUE <br />REFERE N CES: Dean F. Luethj e to Jim Davi s ; <br />Public Works Director, dated <br />December 2, 1981 <br />The o:v-ner is requesting Final Flat Approval of the approximately 16.3 acre, <br />26 lot Country Walk Subdivision. Preliminary Plat Approval was granted <br />.under the name of Sylvan Estates Subdivision. The subject property is <br />zoned R-1, Single Family Residential (6 units/acre). The engineer -of - <br />record has certified that all construction has been done in accordance <br />with approved plans and specifications. <br />ALTERNATIVES AND ANALYSIS: <br />The Final Plat documents have been reviewed by the County staff and a final <br />inspection has been made by the Director of Public Works. All staff comment <br />;have received appropriate attention and all legal documents are correct. <br />Preliminary Plat Approval was.granted based on the following conditions: <br />1) A planting/non-access easemi-ent on the east property line. <br />'2) Extention of the dead -end -road to tie into the radio tower parcel. <br />These conditions were met and included on the final plat drawings. <br />RECO? MIE:+DATION : <br />The staff r.ecanmends that Final -,Plat Approval be granted for the Country <br />Walk Subdivision. <br />
