JAN 61992 <br />LAND USE ELEMENT <br />INTRODUCTION <br />am 48 pArF 513 <br />1-8-82 <br />The Land Use Element of the Indian River County <br />Comprehensive Plan sets forth the County's policies for its <br />long-range physical development. <br />The Land Use Element consists of statements of <br />development objectives, standards and principles with <br />respect to the most desirable use of land within the county <br />for residential, commercial, industrial and agricultural <br />purposes. <br />LAND USE OBJECTIVES <br />Urban development shall be encouraged to fill in <br />available land closest to service areas of the county so as <br />to avoid "spot development." Lower density development <br />shall take place in areas having environmental sensitivity <br />and in areas outside planned service. <br />Incompatible land uses should be separated from one <br />another. Where they do abut, appropriate physical or <br />natural buffers should be establi-shed. <br />GENERAL LAND USE POLICIES <br />COM-SERCIAL/INDUSTRIAL <br />All areas of corEunercial/industrial development shall be <br />located in a compact manner to discourage strip development <br />patterns which negatively affect the aesthetic quality, <br />safety, land use patterns and traffic handling capacity of <br />the transportation system. <br />_ 2 r <br />I <br />
