In computing the floor space as required above,the <br />areas occupied by porches, patios, terraces, attached <br />garages, carports, covered parking spaces or nonroofed <br />areas shall be excluded. <br />The minimum width of any lot used for a single-family <br />dwelling shall be eighty-five (85) feet; for a two (2) <br />or more family dwelling, one hundred (100) feet. <br />(e) Lot coverage. No principal structure and its <br />accessory buildings shall occupy more than twenty-five <br />(25) percent of the lot area exclusive of swimming <br />pools. <br />(f) Separation between principal buildings on the <br />same lot. Detached principal buildings on the same lot <br />shall be located no closer together than twenty (20) <br />feet plus one foot additional for each additional two <br />(2) feet in height over twenty-five (25) feet in height. <br />(g) Front yard. Every lot shall have a front yard or <br />street yard of not less than twenty-five (25) feet in <br />depth for a building or structure up to and including <br />twenty-five (25) feet in height, provided that when <br />the structure exceeds twenty-five (25) feet in height, <br />the front yard shall be increased by one foot for each <br />additional two (2) feet of height or portion thereof. <br />(h) Rear yard. Same as front yard above. <br />(i) Side yards. A side yard shall be provided on each <br />side of every lot of not less than ten (10) feet for <br />single-family dwellings. Multiple -family dwellings shall <br />be required to provide a side yard on each side accord- <br />ing to the following: <br />Up to twenty-five (25) feet in height, <br />fifteen (15) feet. <br />Twenty-five (25) feet and over, fifteen (15) <br />feet plus one foot additional for each ad- <br />ditional two (2) feet in height. <br />(j) Open space. Every lot in this district used for <br />dwelling purposes shall have a minimum of forty (40) <br />percent of the total area set aside for open recrea- <br />tional or landscaped area. No part of any open area <br />shall be used for driveways or parking area, or required <br />minimum setbacks, or spacing for structures or buildings. <br />All landscaped areas shall be planted and appropriately <br />maintained in lawn, sod, natural fdliage, gardens or <br />ponds. <br />(k) Parking regulations.
