APR 211982 BOOK 49 Pmi 46,E <br />Commissioner Bird stated that he did not necessarily agree <br />with the argument that multi family will have a degrading affect <br />on the residences in the area and was of the opinion that a high <br />density type of single family poorly done could have a <br />considerably worse effect than multi family well done. He cited <br />John's Island and The Moorings as examples of single and multi <br />family being compatible with each other and believed that our <br />statistics will prove that low density multi family will <br />generate less traffic, water use, etc. than single family. He <br />further pointed out that with single family you would have the <br />potential of over 75 shallow wells and septic tanks. <br />Commissioner Bird felt we created MD -1 in that area with the <br />thought to provide a little higher density for affordable <br />housing, and he did not" believe 4 is high. <br />Chairman Scurlock envisioned a domino effect with the <br />agricultural property if we encourage multi family in this area. <br />He believed there is a need for multi family, and certainly this <br />area was considered under the CLUP as an appropriate area for <br />multi family, <br />but <br />he felt <br />a multi family project which would <br />utilize the <br />deep <br />aquifer <br />could cause problems with their - <br />discharge leaching into the shallow aquifer. He stated that he <br />would support that the requested rezoning not be approved and <br />hopefully some future request for rezoning would be more <br />appropriate. <br />Commissioner Fletcher complimented all those present on the <br />reasonableness with which they have presented their views and <br />suggested that they get together with Mr. Richardson in an <br />attempt to find a zoning other than agricultural that everyone <br />can live with. <br />Discussion continued about water problems, the advantages of <br />having a controlled development, etc., and the fact was brought <br />up that if the zoning request is denied, there is a one year <br />waiting period before another request. Commissioner Wodtke <br />suggested the applicant might want to withdraw and reconsider. <br />
