CONTRACT FOR THE SALE AND PURCHASE OF REAL PROPERTY <br />VERO MAR DEVELOPMENT, LTD., a limited partnership,.of <br />P.O. Box 3444, Vero Beach, Florida 32960, hereinafter called the <br />Seller, and INDIAN RIVER COUNTY, a political subdivision of the <br />State of Florida, of 1840 25th -Street, Vero Beach, Florida 32960, <br />hereinafter called the Buyer, hereby agree that the Seller shall <br />sell and the Buyer shall buy the following described property UPON <br />THE TERMS AND CONDITIONS HEREINAFTER SET FORTH, which shall <br />include the STANDARDS FOR REAL ESTATE TRANSACTIONS set forth on <br />Exhibit A of this contract. <br />1. LEGAL DESCRIPTION of real estate located in Indian <br />River County, Florida: <br />As described in Exhibit -B- <br />2. PURCHASE PRICE AND METHOD OF PAYMENT: <br />Purchase price <br />Deposit <br />$132,000.00 <br />TOTAL CASH DUE AT CLOSING $132,000.00 <br />3. TIME FOR ACCEPTANCE: If this contract is not <br />executed by the seller and buyer on or before May 20, 1982, this <br />agreement shall be null and void. The date of contract, for pur- <br />pose of performance, shall be regarded as the date when the last <br />one of the seller and buyer has signed this contract. <br />4. CLOSING DATE: This contract shall be closed and the <br />deedandpossession shall be delivered on or before the 20th of <br />June, 1982; unless extended by other provisions of this contract. <br />5. PRORATIONS: Taxes, and other expenses and revenue <br />of said property shall be prorated as of the date of closing. <br />6. EVIDENCE OF TITLE: Within fifteen (15) days from <br />the date of this contract, the seller shall, at his expense, <br />deliver to the buyer's attorney in accordance with Standard A a <br />title guarantee commitment. <br />n <br />7. CONVEYANCE: Seller shall convey title to the afore- <br />said property to the buyer by warranty deed subject to matters <br />contained in this contract and taxes for the year of closing. <br />8. RESTRICTIONS AND EASEMENTS: The buyer shall take <br />title subject to: (a) Zoning and/or restrictions and prohibitions <br />MAV 19 �1 82 49 <br />
