H. Har Jr., Ph.D. <br />%Acting Cou ty Administrator <br />SUBJECT: REQUEST FOR SITE PLAN APPROVAL <br />DEPARTMENT HEAD CONCURRENCE: EXTENSION OF COLONIAL HEIGHTS <br />QUADRAPLEX (LOT #2) <br />Patrick Bruce King <br />FROM: Art Challacombe REFERENCES: Frank Zorc' s letter dated <br />Planning Division Mgr. 6-16-82 to Chairman Eggert <br />DESCRIPTION AND CONDITIONS: <br />On September 10, 1981, the Planning and Zoning Commission <br />approved the Site Plan Application for a 2,828 square foot <br />apartment quadraplex on Lot #2, Colonial Heights Subdivision. <br />In a letter dated June 16, 1982, the owner, Mr. Frank Zorc <br />requested a six (6) month extension of that site plan approval. <br />Mr. Zorc states that "economic conditions including the <br />interest rates" have delayed starting this project. Granting <br />the requested extension will set an expiration date for site <br />plan approval of March 10, 1983. The site is designated LD -2 <br />(6 units/acre) in the Land Use Element and is presently zoned <br />R2 -B, Multi -Family Residential. <br />RECOMMENDATION - <br />Although the proposed development of Colonial Heights Sub- <br />division exceeds the 6 units/acre maximum density of the <br />LD -2 designation, the subdivision was approved prior to the <br />adoption of the Land Use Element. Therefore, it is recom- <br />mended that the Board of County Commissioners grant the six <br />(6) month extension. <br />ON MOTION by Commissioner Lyons, SECONDED by <br />Commissioner Wodtke, the Board approved, with <br />Commissioner Fletcher voting in opposition, a <br />_ request for Site Plan Approval Extension of <br />Colonial Heights Subdivision, Lot 2, for <br />six months. <br />BOOK 50,�;:-;� <br />JUL9� (no pages 24-26) <br />27 <br />
