Discussion continued as to the fact <br />that on the day of the final adoption of the plan all <br />existing commercial uses can continue to exist and can <br />retain their zoning, and if they have an approved site plan <br />as of January 6th, even though the Land Use Plan does not <br />designate Commercial, they are allowed to continue and <br />build; the 60 day transition period, however, has already <br />elapsed. <br />ITEM #7 - MR. & MRS. ED HERDER - Roseland <br />The Board reviewed the following letter: <br />13315 Bay St. <br />Roseland, Fla. <br />Indian River County Commissioners, <br />On January 15th, 1979, we purchased 2 duplex lots, #12 & #13 in block 2 <br />in Roseland Gardens. <br />The closing and sale of these lots were contingent upon the seller <br />furnishing a letter from the county zoning department stating that <br />a duplex could be built on each of these lots. 1r ; ;' ,t q <br />j <br />A copy of said letter is attached. <br />V. <br />Since there is a duplex immediately opposite the said property on ���`"=1'�'•� �� <br />Lot #14 -Block 3 and one diagonally across on Lot #1 -Block 4 and <br />these lots are the same size as the ones in question, we feel <br />that it would be in keeping with the area to request that we also be <br />allowed the use of this property as allowed at the time of purchase. <br />Thank you <br />Mr. & Mrs. Ed Herder <br />12 <br />
