PAGE 6-s <br />ALTERNATIVES AND ANALYSIS: <br />Seagrove South shares a common entrance with Seagrove I onto <br />A -1-A and the internal circulation will connect with Seagrove <br />I through Eggret Lane and Ocean Way. Ocean Way extends south <br />to the most southern boundary of Seagrove South, allowing <br />future connection to the.ad_jacent parcel. All streets are <br />private with maintenance covered by a homeowner's association. <br />At the request of the Public Works Director, Note 7 on the <br />preliminary plat states that the roads are not designed ac- <br />cording to Florida Department of Transportation manual of <br />uniform standards. <br />A ten foot private beach access and dune walkover are located <br />at the end of Ocean Way on tr..e south side of Lot 12, Block K. <br />In compliance with the Major Thoroughfare, the applicant has <br />dedicated a.-10 foot strip along A -1-A to the County for future <br />road expansion. A 4,500 square foot parcel at the entrance <br />of the proposed subdivision is reserved for landscaping and <br />an entryway fence. <br />The applicant has entered into a joint agreement with the <br />City of Vero Beach for sewer services and has received author- <br />ization for water service from Indian River County Utilities. <br />The proposed subdivision would be served by the Beachland <br />Boulevard Fire Station. Their estimated response time is <br />eight minutes. This would be reduced upon completion of the <br />`ire Station to be located' -in the moorings. That facility is <br />scheduled to begin construction in 19821-1983. The 17th Street <br />Bridge would be utilized for emergency evacuation. <br />The proposed subdivision was reviewed by the Technical Review <br />Committee (TRC) on August 3, 1982. The applicant has conformed <br />to all TRC recommendations. The subdivision meets or exceeds <br />minimum requirements of the Subdivision Ordinance, the Zoning <br />Ordinance and the Land Use Element. <br />RECOMMENDATIONS: <br />Based on the foregoing analysis, staff recommends approval of <br />the preliminary plat of Seagrove South. <br />ON MOTION by Commissioner Wodtke, SECONDED <br />by Commissioner Bird, the Board unanimously <br />approved the recommendation of staff for <br />approval of the preliminary plat of Seagrove <br />South. <br />PERMIT FEE STRUCTURE WORKSHOP <br />The Board reviewed the following memorandum: <br />
