GREGORY GOLIEN'S REQUEST <br />TO REZONE 156 LOTS FROM <br />AGRICULTURAL AND R-1 TO <br />R-lE <br />FROM:Dennis Ragsdale'` REFERENCES: <br />Staff Planner <br />It is recommended that the data herein presented be given <br />formal consideration by the Board of County Commissioners <br />in the form of a Public Hearing on August 18, 1982. <br />DESCRIPTION AND CONDITIONS: <br />The applicant is requesting that 59 lots presently zoned <br />R-1, Single Family Residential (6.2 units/acre) and 97 lots <br />presently zoned Agricultural, be rezoned to R-lE, Country <br />Estate District (1 unit/acre). The 70' x 130' lots are in <br />Pine Lake Estates, an unrecorded plat, which is located on <br />the south side of Fellsmere Road (S.R. 512) immediately west <br />of 104th Avenue. The land use designation is LD -1 (up to <br />3 units/acre). <br />ANALYSIS: <br />Pine.Lake Estates comprises approximately 57 acres of land <br />including the roads and 37 lots which are not included in <br />the rezoning request. The applicant intends to replat those <br />lots included in the rezoning. proposal into one acre or <br />larger parcels. Approximately 23 lots which would conform <br />to the R-lE zoning requirements could be created. <br />Vero Lake Estates, Units H-2 and H-4 lie immediately to the <br />east and west of Pine -Lake Estates. Thousands of approxi- <br />mately 75' x 130' lots are situated to the east,west and <br />south of Pine Lake Estates. The acreage to the north, across <br />S.R. 512 is unplatted. Sparse development: has occurred since <br />the platting of Vero Lake Estates, which began in April of <br />1956. <br />P..portion of the subject property lies in a Strip R-1, Single <br />Family Residential (6.2 units/acre) District which extends <br />approximately 600 feet west and 2400 feet east for a depth of <br />.600 feet on the south side of S.R. 512. The remainder of the <br />site is zoned Agricultural.
