Every lot in this district used for dwelling <br />purposes shall have a minimum of thirty (302) percent of <br />the total area set aside for open recreational or landscap- <br />ed area. No part of any open area shall be used for drive- <br />ways or parking area. All landscaped areas shall be planted <br />and appropriately maintained in lawn, sod, natural foliage, <br />gardens or ponds. <br />(K) PARKING REGULATIONS. Off-street parking spaces shall be pro- <br />vided <br />ro- <br />vide �in accordance with the requirements for specific uses <br />set forth in Section 24 of this ordinance. <br />Section 11. R -3A RETIREMENT DISTRICT: <br />(A) PURPOSE AND INTENT. The purpose and intent of this district <br />is to provide housing facilities and services especially de- <br />signed to meet the spiritual, physical and social needs of <br />the retired, elderly, disabled or dependent persons, or for <br />religious, charitable or non-profit uses. <br />A Retirement District shall contain not less than ten (10) <br />acres. No land shall hereinafter be zoned R -3A Retirement <br />District by the Board of County Commissioners until a re- <br />commendation and site plan approval have been received from <br />the Zoning Commission according to Section 23. <br />(B) USES PERMITTED. In this district a building or premises <br />k- may be used only for the following purposes: <br />(1) Single family dwellings and duplexes <br />(2) Multiple family dwellings <br />(3) Non-commercial nurseries and greenhouses <br />(4) Home occupations <br />(5) Parks owned or operated by the property owners within <br />a development or a non-profit group or agencies <br />(6) Guest cottages <br />(7) Convalescent homes, nursing homes, homes for aged, <br />clinics, and hospitals and similar type facilities <br />(8) Educational and religious institutions <br />(9) Accessory uses and structures customarily associated <br />with and subordinate to the above uses, subject to <br />conditions expressed in Section 25, sub -paragraph (G) <br />(C) BUILDING HEIGHT LIMIT. No building or structure shall exceed <br />thirty-five 35) feet in height, exclusive of elevator shafts <br />and/or air conditioning condensing units and/or cooling towers <br />and except as provided in Section 25, paragraphs (A) and (P) <br />of this Ordinance. <br />(D) MINIMUM LOT SIZE AND FLOOR AREA REQUIRED.
