ORDINANCE NO. 91- <br />Section 8: Section 914.06(1) of Site Plans is hereby amended to <br />read as follows: <br />a) Site Plan Thresholds: <br />The following projects shall require major site plan approval. <br />1. Residential projects having three (3) or more dwelling <br />units. <br />2. Non -Residential projects comprised of 5,000 sq. ft. or <br />more or new impervious surface area, or projects <br />omprised- of -new lmperv-ioua-&ur-face-ar-ea--repr-esenting <br />more than 10% of the site/area of development, whichever <br />is less. <br />(b) Minor Site Plan <br />The following projects shall require minor site plan approval. <br />1. Any residential project, determined not be an exempted <br />single-family development (see 914.94) comprised of-iess <br />than three (3) units. <br />2. Non -Residential projects comprised of less than 5,000 <br />square feet of new impervious surface area, • • . <br />•- - .. - • - unless requiring major <br />site plan approval under section 914.06(1)(a)3. <br />(c) Administrative Approvals <br />The following projects shall require administrative approval. <br />1. A modification or alteration to any project covered in <br />section 914.04 of this chapter, consisting of less than <br />1,500 square feet of new impervious surface area which <br />does not require major or minor site plan approval. <br />2. Improvements or activities which are required to obtain <br />administrative approval pursuant to requirements <br />specified in other chapters of this code." <br />Section 9: Section 914.12(3)(c) of Site Plan Review and Approval <br />Procedures is hereby amended to read as follows: <br />(_c-) The. appropria-te—reviewing departments shall make a final <br />inspection and verify that the project was completed in <br />accordance with the approved site plan. Notice of <br />verification shall be transmitted in writing to the building <br />division director who shall ensure that copies of final <br />certifications of approval are transmitted to the Planning <br />director, to be placed in the project file. No certificate of <br />occupancy (C.O.) or its equivalent shall be issued unless and <br />until the appropriate reviewinq departments have verified that <br />site plan.
