any time for the exclusive purpose of establishing an Emergency <br />Communication System. Licensee further covenants to provide to <br />Grantor a second antenna space for the exclusive purpose of <br />establishing an Emergency Communication System in return for the <br />payment of $100.00 per month payable yearly, in advance. <br />Licensee shall reserve these antenna spaces unless this provi- <br />sion is released or modified by the Board of County <br />Commissioners of Indian River County. <br />3. The parties hereto agree that the Licensee shall <br />take the property as it presently exists. -Licensee shall have <br />the right to make improvements to the property for the purpose <br />of constructing a two hundred (2001) foot high radio antenna and <br />accessory structures as long as said structures or buildings <br />meet all appropriate zoning, building or other governmentally <br />imposed restrictions. All costs of the construction shall be <br />borne by the Licensee. At the end of the term of this license <br />all improvements, with the exception of removable personal <br />property and equipment, shall become the property of the Grantor <br />free and clear of any claim of right of Licensee. <br />4. Licensee may not assign this license without the <br />prior written approval of the Board of County Commissioners of <br />Indian River County. The Grantor shall not unreasonably with- <br />hold such approval. <br />5. The.Licensee shall maintain the property and all <br />improvements made thereon in an orderly, safe and functional <br />condition. <br />6. Licensee agrees that in the event of a suit <br />brought on this license for ejectment or to enforce the <br />covenants of the agreement or for any default hereunder on the <br />part of Licensee, its successors or assigns, and should the <br />Grantor be successful then Licensee shall pay a reasonable cost <br />and expenses of the suit including reasonable attorney fees. <br />7. Licensee agrees to arrange for and pay for, in <br />addition to the rental above mentioned, all utility bills for <br />activities on the premises. <br />r' <br />SEP 15.982 <br />8.
