The <br />applicant owns the adjoining lot to the west and intends to <br />construct a single-family residence on the two parcels. <br />The subject property, Lot 9, is presently zoned C-1, Commercial <br />and is in a MXD, Mixed -Use Land Use area. The adjacent Lot 8 <br />is in a R-1, Single Family District (6.2 units/acre)-and a <br />LD -2, Low Density Land Use area (maximum residential density <br />of 6 units/acre). The subdivision contains scattered res- <br />idential and single-family development. The subdivision has <br />access to Old Dixie Highway. <br />Both 14th Street, S.W. and 2nd Avenue, S.W. are public, unpaved <br />roads with 70 foot right-of-way. There is no County or <br />Municipal Water/Sewer services. The subdivision is served b <br />the County fire and law enforcement agencies. <br />ALTERNATIVES AND ANALYSIS: <br />Rezoning to R-1, Single Family District to include the subject <br />property is a rational extension which conforms to the 'Land <br />Use Element and is in conformance with the predominant sur -- <br />rounding land uses. <br />RECOMMENDATION: <br />Based on the foregoing discussion, staff recommends approval <br />of the request to rezone Lot 9 from C-1, Commercial to R-1, <br />Single Family. <br />87 <br />
