Henderson, Esq. <br />dated September 7, 1982 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners. <br />DESCRIPTION AND CONDITIONS: <br />On July 22, 1982, Mr. Richard Van Slyke,- representing Florida <br />Land Company submitted an application for site plan approval <br />to revise the previously approved Riverbend project. The <br />initial phase of the development consists of 116 dwelling <br />units located on a 38.5 acre tract situated on the west side <br />of Highway A -1-A. <br />In April of 1982 the Planning & Zoning Commission approved <br />the site plan for the entire Riverbend project. This action <br />was taken prior to the adoption of the Thoroughfare plan, <br />which designates Highway A -1-A as an arterial, potentially <br />requiring 120' -of right-of-way; however, --the Plan was approved <br />by the Board of County Commissioners in January of 1982. There <br />exists 100' of right-of-way in the area of the Riverbend project. <br />At the time of the original site plan approval the developer did <br />not dedicate the additional right-of-way specified by the <br />Throughf are plan. Due to the design of the proposed development <br />the structural set backs adequately satisfied the requiroments <br />of the Plan. <br />8 <br />
