All commercial areas must be located within an <br />existing or�future-Urban Service—Area. <br />POLICY 1.16: Land development regulations shall provide <br />performance standards for commercial development which <br />_.-a a minimum adress the flowing: <br />Land use campatibility, buffering and landscapincl; <br />Access points, traffic controls, and parking; <br />Signage; <br />Gress f-loa area, impe-rvious—srface—ratios; <br />Character of an area; <br />Environmenta—1—Impar <br />POLICY 1.17: The Industrial Land Use designation is_intended <br />for uses including manufacturing, assembly, materials <br />processing, eav�r services, outdoor equipment storage <br />and similar—wes as -well as,-supportive—and related commercial <br />uses_. X111 industrial_ areas_ must be— located within an� <br />existing or future Urban Service Area. <br />POLICY 1.18 Land development regulations shall provide <br />performance standards for industrial development which <br />at a minimum address the following: <br />Land use compatibility, buffering and landscaping; <br />Access points, traffic controls and parking: <br />Signage; <br />Gross floor area, impervious surface ratios; <br />Open Space,- <br />Character <br />pace;Character of the area <br />Environmental Impact. <br />POLICE( 1,19!
