M M a <br />Commissioner Wodtke questioned whether the declaration <br />of restriction should specify "detached" single family." He <br />noted that he personally did not have any problem with <br />common walls. <br />Attorney O'Haire stated it is their intention that the <br />structures on the 200' will be separated, detached, single <br />family units. <br />The Chairman asked if anyone present wished to be <br />heard. <br />Ann Robinsons, 3008 Nassau Drive, Chairman of the <br />Pelican Islando Audubon Society, felt it is premature to <br />rezone this property today since there is no way to assure <br />..that the environmentally sensitive lands will be protected. <br />in the future until we have a planned development ordinance <br />or clear regulations re transferring density. She further <br />emphasized that since there is no reason to rezone the <br />environmentally sensitive or submerged lands to multi <br />family, only the 94.45 acres should be considered for <br />rezoning. <br />Attornel O'Haire stated that his clients do not care <br />whether the environmentally sensitive land is rezoned as <br />long as the units are transferred. This can remain a green <br />area. <br />Mrs. Robinson continued to emphasize that there is a <br />need for an implementing ordinance and that this is an ideal <br />project to set a precedent for Planned Unit Development. <br />In further discussion, it was noted that any transfer <br />of development rights would be dealt with at the time of <br />site plan approval. <br />Ray Scent urged that the Commission keep in mind the <br />intentions of the Land Use Plan, which designated this <br />property as LD -2, or up to 6 units per acre, and not get <br />involved in the emotionalism of those opposing multi -family. <br />His contention was that with R-1 Single Family you end up <br />59 <br />DEC 11982 wx 2 P��� 2 <br />
