B9cw Fa T <br />FINAL PLAT APPROVAL - DALE'S LANDING SUBDIVISION <br />Mr. King reviewed staff memo.as follows, noting that a <br />check for $600 has been received: <br />TO: The Honorable Members DATE: November 24, 1982 FILE: <br />of the Board of <br />County Commissioners IRC -82 -SD -02,x}236 <br />DIVISION HEAD CONCURRENCE: <br />atrick Bruce King, AICD <br />FRO lk,11: Clare Zimmerman R L� <br />Staff Planner <br />SUj QCT: <br />RFEE ERE N10ES: <br />FINAL PLAT APPROVAL OF DALE'S <br />LANDING SUBDIVISION <br />It is requested that the data herein presented be given formal <br />consideration by the Board of Commissioners at their regular <br />meeting on December 15, 1982. <br />DESCRIPTION & CONDITIONS: <br />The applicant received preliminary plat approval for a 4.8 acre, <br />seven (7) lot subdivision on September 15, 1982. The subdivision <br />is located between U.S. #1 and the Indian River, south of <br />Floravon Shores and directly adjacent to the northern boundary <br />of Reflections on the River. The subdivision is located directly <br />south of the FDOT drainage ditch. The subject property is zoned <br />Rl-AA, a single family classification allowing a maximum density <br />of 2.6 units/acre. The land use classification is LD -2, Low <br />Density Residential, allowing a maximum density of 6 units/acre. <br />ALTERNATIVES AND ANP.LYSIS: <br />The conditions for preliminary plat approval were that: <br />1) A note should be placed on the final plat stating that the <br />subdivision is within the 100 Year Floodplain and that the <br />swales would probably be inundated during extremely wet <br />periods. <br />2) Appropriate traffic control and street signs would be a part of <br />the final improvements. <br />A site inspection has been done- of the subject property and staff <br />found all improvements constructed on the site to be adequate and <br />in accordance with County regulations, with one exception, seeding <br />germination on the site was only approximately 50o complete. It <br />was requested of the applicant that he post a cash seeding <br />maintenance bond. The amount of the bond should be equal to 50% <br />of a contractor's quotation for reseeding all right-of-ways, <br />easements, etc. <br />P.ECOMIIET RLWION : <br />It is recommended that the County <br />plat of Dale's Landing Subdivision <br />a $600 seeding maintenance bond. <br />101 <br />Commission approve the final <br />subject to the owner posting <br />
