The applicant pro- <br />poses to add a non-public office facility for bookkeeping and other clerical <br />banking activities. These offices are anticipated to provide working areas <br />for approximately 40 additional employees. <br />ALTFMiATIZ'ES AND ANALYSIS <br />Land Use <br />The subject property is located directly south of the First Bankers drive-in <br />facility on the south side of SR#60. The areas directly east, south and west <br />of the subject property are vacant and are zonedA-Agriculture. The subject <br />property is a proposed expansion of the First Bankers facility. The Bank and <br />the subject property are within the MD -1, Medium Density area. The site is <br />a part of the I-95/State Road 60 Commercial/Industrial Node. Staff has deve— <br />loped a small area plan for the future development of that node. The analysis <br />evaluates the existing Land Uses, approved site plans and plats, roadway capa- <br />cities, Major Thoroughfare Plan, and the Performance Standards in the Compre- <br />hensive Plan. This analysis indicates that the western end of the Highway <br />Commercial area is located 1/8 mile from the I-95/State Road 60 Interchange <br />and extends approximately 1.25 miles east to the First Bankers' facility. <br />There is a convenience market located on the southeast corner of 82nd Avenue <br />and State Road 60 Intersection. The northwest corner of that intersection ccn- <br />tains a mobile home park. The northeast corner of the 82nd Avenue/State Road <br />60. intersection contains a productive grove. A single family residence is <br />located on the west side of the First Bankers' property. The parcel directly <br />adjacent to the single family home has recently been rezoned C -1A, Restricted <br />Commercial. <br />Utilities - The subject property is not presently served by municipal sewer or <br />water services, however, the site is of a sufficient size to accommodate a well <br />and septic system. The 43rd Avenue Fire Station #3 serves the area with an <br />estimated five minute response time. The proposed Village Green Station will <br />serve the area after its completion in 1982-1983. <br />Traffic - The Public WorRs Division and the Community Development Division made <br />an analysis of potential traffic impacts from the proposed offices. Those <br />offices are estimated to provide only 40 Peak (lour Trips onto State Road 60. <br />This is not anticipated to'generate enough additional traffic to significantly <br />impact the existing capacity of State Road 60. <br />
