ORDINANCE NO. 2013- 018 <br />AN ORDINANCE OF INDIAN RIVER COUNTY, FLORIDA, AMENDING THE ZONING <br />ORDINANCE AND THE ACCOMPANYING ZONING MAP FOR ±319.28 ACRES <br />LOCATED SOUTH OF 63`d STREET AND EAST OF THE WESTERN SECTION LINE <br />OF SECTIONS 11 AND 14, TOWNSHIP 32 SOUTH, RANGE 39 EAST, AND NORTH OF <br />THE NORTH RELIEF CANAL FROM PD, PLANNED DEVELOPMENT DISTRICT, TO <br />RS -3, SINGLE FAMILY RESIDENTIAL DISTRICT (UP TO 3 UNITS/ACRE); AND <br />±94.36 ACRES LOCATED APPROX. 1300 FEET SOUTH OF 63RD STREET AND 4000 <br />FEET EAST OF US HWY 1 FROM PD, PLANNED DEVELOPMENT DISTRICT, TO <br />CON -2, ESTUARINE WETLANDS CONSERVATION DISTRICT (UP TO 1 UNIT/40 <br />ACRES); AND ±23.58 ACRES LOCATED EAST OF US HWY 1 AND SOUTH OF 63RD <br />STREET FROM PD, PLANNED DEVELOPMENT DISTRICT, TO RM -3, MULTIPLE <br />FAMILY RESIDENTIAL DISTRICT (UP TO 3 UNITS/ACRE); AND ±1.79 ACRES AT <br />THE SOUTHEAST QUADRANT OF US HWY 1 AND 63RD STREET FROM PD, <br />PLANNED DEVELOPMENT DISTRICT, TO CG, GENERAL COMMERCIAL DISTRICT; <br />AND PROVIDING CODIFICATION, SEVERABILITY, AND EFFECTIVE DATE. <br />WHEREAS, the Planning and Zoning Commission, sitting as the local planning agency <br />on such matters, held a public hearing and subsequently made a recommendation regarding this <br />rezoning request; and <br />WHEREAS, the Board of County Commissioners of Indian River County, Florida, did <br />publish and send its Notice of Intent to rezone the hereinafter described property; and <br />WHEREAS, the Board of County Commissioners held a public hearing pursuant to this <br />rezoning request, at which parties in interest and citizens were heard; and <br />WHEREAS, the Board of County Commissioners determined that this rezoning is in <br />conformance with the Comprehensive Plan of Indian River County. <br />NOW, THEREFORE, BE IT ORDAINED by the Board of County Commissioners of <br />Indian River County, Florida, that the zoning of the following described property situated in <br />Indian River County, Florida, to -wit: <br />BEING A PART OF SECTION 14, TOWNSHIP 32 SOUTH, RANGE 39 EAST, INDIAN <br />RIVER COUNTY, FLORIDA, BEING MORE FULLY DESCRIBED AS FOLLOWS: <br />COMMENCING AT THE NORTHWEST CORNER OF SAID SECTION 14;THENCE <br />Page 1 of 10 <br />
