F_ <br />E <br />MAR 2 1983 K pA <br />31 <br />PRELIMINARY PLAT APPROVAL - WABASSO ESTATES SUBDIVISION <br />Community Developement Director King reviewed the <br />following memo: <br />TO: The Honorable Members DATE: February 16, 1983 FILE: <br />of the Board of County <br />Commissioners <br />DIVISION HEAD CONCURRENCE: <br />SUBJECT; PRELIMINARY PLAT APPROVAL <br />OF WABASSO ESTATES <br />atrick Bruce King, AI SUBDIVISION <br />I,& <br />FROM: Clare Zimmerman (gid' REFERENCES: <br />Planner I <br />It is requested that the information presented'herein be given <br />formal consideration by the Board of County Commissioners at <br />their meeting on March 2, 1983. <br />DESCRIPTION AND CONDITIONS: <br />Wahasso Estates is a ± 5.9 acre, 10 lot subdivision located on <br />the west side of State Road A -1-A, just north of' _Turtle Cove <br />Subdivision. The subject property is zoned R-lAA, Single Family <br />Residential, 2.6 dwelling units/acre allowable building density <br />and has a LD -1, Low -Density Residential, 3 dwelling units/acre <br />allowable building density land use designation. <br />Each lot is at least one-half acre in size and will have <br />individual wells and septic tanks. The subdivision will have a <br />private road running down the center of the subdivision which <br />ends in a cul-de-sac. The turning radius of the cul-de-sac <br />is large enough to accommodate passenger cars and delivery <br />trucks. <br />ALTERNATIVES & ANALYSIS: <br />The proposed subdivision has been reviewed by County Staff and <br />fouhd to be in conformance with County Standards and regulations. <br />All revisions to the original plat which have been recommended by <br />staff have been complied with by the applicant. <br />REP t4MENDATIONS: <br />Staffrecommends that preliminary plat approval be granted. <br />ON MOTION by Commissioner Lyons, SECONDED <br />by Commissioner Scurlock, the Board unani- <br />mously granted preliminary plat approval <br />to Wabasso Estates Subdivision. i. <br />79 <br />
