Title. <br />This chapter, the terms and provisions contained herein, shall be known as the "Planned <br />Development (P.D.) Process and Standards for Development Ordinance" of Indian River County, <br />Florida. <br />Section 915.02. Definitions. <br />All terms used in this chapter are defined in Chapter 901. <br />Section 915.03. Purpose and intent. <br />The purpose and intent of this chapter is to establish alternate schemes of land use controls, <br />via a planned development (P.D.) zoning overlay district and development process or a P.D. special <br />exception approval process, which promote the health, safety, comfort, order, appearance, <br />convenience, and general welfare of Indian River County in a manner consistent with the <br />Comprehensive Plan. This chapter is intended to: <br />(1) Protect the environment by affording opportunities and incentives for preservation of <br />environmentally sensitive and important areas; <br />(2) Allow a diversity of uses, structures, facilities, housing types, and open space, <br />buffers, and conservation areas in a manner compatible with existing, permitted, and <br />planned uses on adjacent properties; <br />(3) Allow for the residential development of agriculturally designated areas, with a more <br />compact design which clusters units and preserves open space; <br />(4) Encourage and allow for greater innovative design(s) that promote more efficient and <br />environmentally sensitive use of the land than generally achievable through <br />conventional zoning and development regulations; <br />(5) Ensure that development will be compatible with existing, permitted, and planned <br />uses on adjacent properties by having projects according to limitations and mixtures <br />of use, design, density, open space, conservation areas, and other elements stipulated <br />in an approved development plan; <br />(6) Encourage and allow a more efficient use of public services and facilities through <br />designs not generally achievable through conventional zoning and development <br />regulations; <br />Bold Underline: Additions to Ordinance 2 <br />StFike t"..r^Ugh: Deleted Text from Existing Ordinance <br />C:\Documents and Settings\tl ister\ Local Settings\Temporary Internet Files\Content.Outlook\QPAZMTU8\2012-021 915 PD.doc <br />
