ORDINANCE 2012-021 <br />TND proiect's residential units and within YZ mile walking distance from 75% <br />of the TND project's residential units. <br />(14) To accommodate increased pedestrian use, 50% of sidewalks in public squares, <br />town centers, or mixed use areas shall have a minimum unobstructed width <br />(clear and passable for pedestrians) of at least seven feet. <br />(15) On -street parking shall be allowed within public squares, town centers, or <br />mixed use areas. <br />(16) Off-street parking lots within public squares, town centers, or mixed use areas <br />shall be provided only at the rear of buildings. <br />(17) The center shall accommodate space for at least one transit stop and a civic <br />building. <br />Edges (Perimeter of the Community) <br />(18) Proiect edges located outside the Urban Service Area shall be established and <br />designed for environmental, agricultural, recreational, or other open space uses. <br />Public Buildings <br />19) Public buildings, such as schools, churches, post offices, and communitv centers <br />shall be provided in prominent, accessible locations within the proiect. Such <br />locations generally are at the termination of streets, the perimeter of the <br />neighborhood center, or the frontage alone a designated main street of a <br />neighborhood or adiacent thoroughfare plan road. <br />Project Density <br />20) TND projects located entirely within the urban service area shall receive a 10% <br />density bonus above and beyond the maximum density provided under the <br />project site's land use designation. TND projects may be approved as receiving <br />sites for density transferred from agriculturally designated lands subject to the <br />conditions and limitations in Future Land Use Element Policy 6.8. <br />21) For TND vroiects located east of I-95, a portion of the proiect may be located <br />partially outside but adjacent to the Urban Service Area. A minimum of 60% of <br />the total proiect density shall be derived from the portion of the proiect located <br />within the Urban Service Area.
