DISCUSSION RE STATUS OF DOUGLAS SCHOOL <br />The Board reviewed memo from the County Attorney, as <br />follows: <br />TO: Board of DATE: March 29, 1983 FILE: <br />County Commissioners <br />SUBJECT: Douglas Elementary School/ <br />Status Report <br />FROM: Gary M. Brandenburg REFERENCES: <br />County Attorney <br />The County Commission during February approved deeding -the Douglas <br />Elementary School site to Florida Community Health Centers, Inc.. <br />This office was instructed to proceed with the matter and prepare <br />the necessary deed including a reverter clause to protect the <br />County against certain contingencies. This memorandum is written <br />to provide you with a status report on this matter. The current <br />status of the matter is as follows: <br />1. County Administrator and I have met with Mr. Diaz and Mr. <br />McDonough, and it appears that the Wabasso Civic League and <br />Florida Community Health Centers, Inc. have agreed in principle <br />to a lease for certain areas of the site. <br />2. The Community Development Department has informed us that the <br />current zoning at the site is C-1. The current zoning appears <br />to be compatible with the proposed use. However, the status of <br />the property with the Indian River County Land Use Plan has not <br />been verified. <br />3. Mr. Diaz and his architect have been in contact with the <br />Building Department and have learned that more extensive <br />repairs than anticipated may be necessary. It is anticipated <br />that the cafeteria/auditorium areas would probably require a <br />sprinkler system if they are to be used for Civic League <br />purposes. This was an unanticipated expense for which the two <br />groups have not worked out an agreement to date. <br />4. Mr. Diaz indicates that he will meet with his attorney on March <br />29, 1983, to draft a proposed lease. The lease will then be <br />forwarded to Mr. McDonough for review. <br />5. When both groups have agreed on the form of lease, I will place <br />the aease together with a proposed deed on the Commission's <br />agenda for consideration by the Board. <br />Attorney Brandenburg noted that he made the above re- <br />port for information purposes and not to request any action. <br />The reason he has not prepared deeds, is that Mr. Diaz and <br />Attorney McDonough have not been able to reach an agreement. <br />95 <br />53 <br />APR 1983 aaa ac <br />
