6. Evidence of Title. Within fifteen (15) days from <br />the date of this contract, the Sellers shall at their expense, <br />deliver to the Buyer in accordance with Standard A of Exhibit "A" <br />hereof a title guaranty commitment. <br />7. Conveyance. Sellers shall convey title to the <br />aforesaid property to Buyer by Warranty Deed subject to matters <br />contained in this contract and -taxes for the year of closing. <br />8. Restrictions and Easements. The Buyer shall take <br />title subject to <br />(a) zoning and/or restrictions and prohibitions <br />imposed by governmental authority. <br />(b) restrictions and matters appearing on the plat <br />and/or common to the subdivision. <br />(c) public utility easements of record, provided <br />said easements are located adjacent to the boundary lines of the <br />property and are not more -than ten (10') feet in width. <br />9. Special Clause. This contract and all parts hereof <br />are contingent upon the Buyer being able to close simultaneously <br />on all three (3) properties described in Paragraphs 1 (a), (b) and <br />(c) of this agreement. <br />10. Contract Recordable. The parties agree that this <br />agreement may be recorded in the Public Records of Indian River <br />County, Florida, at the expense of the recording party. <br />IN WITNESS WHEREOF, the parties hereto have caused these <br />presents to be executed in their respective names, on the date set <br />forthh heneat to their signatures. <br />Witness 'SAMUEL D.
