Extension of Preliminary Plat Approval - Country Pines <br />Subdivision <br />The Board reviewed the following memo dated 4/14/83: <br />TO: The Honorable Members DATE: April 14, 1983 FILE: <br />of the Board of <br />County Commissioners <br />DIVISION HEAD CONCURRENCE <br />. 01 SUBJECT: <br />atri.ck Bruce King, A P <br />REQUEST FOR EXTENSION <br />OF PRELIMINARY PLAT <br />APPROVAL FOR COUNTRY <br />PINES SUBDIVISION <br />. % f <br />FROM*Clare Zimmerman REFERENCES: <br />Planner I <br />It is requested that the information presented herein be given <br />formal consideration by the Board of County Commissioners at <br />their regular meeting on May 4, 1983. <br />DESCRIPTION & CONDITIONS <br />Country Pines Subdivision is a ± 10 acre, 16 lot subdivision, <br />located on the north side of South Gifford Road, approximately <br />1/4 mile west of 58th Avenue. <br />The property is zoned R-1, Single-family Residential (6 dwelling <br />units/acre allowable building density), and has a LD -1, Low <br />Density Residential, (up to 3 dwelling units/acre allowable <br />building density) land use designation. The actual building <br />density is 1.6 dwelling units/acre.- <br />Preliminary plat approval was granted on February 17, 1982. <br />ALTERNATIVES & ANALYSIS <br />The applicant has begun work on the subdivision, although no <br />actual construction has been undertaken. The applicant has <br />requested one 18 month extension of preliminary plat approval, <br />citing the existing economic conditions in the County as the <br />reason for his request. <br />The building density of the proposed development is 1.6 dwelling <br />units/acre and therefore, the proposed subdivision is still in <br />conformance with the County's Zoning Regulations and <br />Comprehensive Plan. <br />RECOMMENDATION <br />Historically, the Board of County Commissioners has granted one <br />18 month extension of preliminary plat approval to those <br />subdivisions which are still in conformance with the <br />Comprehensive Plan when the extension is requested.
