PRELIMINARY PLAT APPROVAL - WOOD HOLLOW SUBDIVISION <br />The Board reviewed staff memo and memo of Utility Director <br />Pinto, as follows: <br />TO: The Honorable Members DATE: April 14, 1983 FILE: <br />of the Board of <br />County Commissioners <br />DIVISION HEAD CONCURRENCE: <br />SUBJECT: <br />Patrick Bruce King, ICP <br />PRELIMINARY PLAT <br />APPROVAL OF WOOD HOLLOW <br />SUBDIVISION <br />FROM: Clare Zimmerman REFERENCES: <br />Planner I <br />It is requested that the information presented herein be given <br />formal consideration by the Board of County Commissioners at <br />their meeting on May 4, 1983. <br />DESCRIPTION & CONDITIONS <br />The proposed Wood Hollow Subdivision is located on the south side <br />of 5th Street, S.W. (Rebel Road), west of 27th Avenue. The <br />development is ± 20.7 acres in size and is divided into 32 lots, <br />each of which is ± .5 acres in size. The building density of the <br />proposed development is 1.5 dwelling units/acre. The subject <br />property is zoned R-1, Residential (6 dwelling units/acre <br />allowable building density) and has a LD -1, Low Density <br />Residential (3 dwelling units/acre) land use designation. All <br />streets and drainage and utility easements are to be dedicated to <br />the public. As proposed, the development will have individual <br />wells and septic tanks. <br />ALTERNATIVES & ANALYSIS <br />The applicants have complied with all County regulations and <br />staff recommendations, with one exception. Staff has recommended <br />that the proposed subdivision be connected to the County's water <br />system, rather than relying on individual wells. <br />The development could be connected to County water lines at <br />either the intersection of 20th Avenue and 5th Street, S.W. <br />(Rebel Road) or at Ixora Park, which is on 27th Avenue north of <br />5th Street, S.W. The first option would require installation of <br />approximately 3260 linear feet of pipe. The second option would <br />require installation of 2120 linear feet of water line. The <br />Utilities Division has recommended that the diameter of the pipe <br />be at least 6" in size. The developer would be responsible for <br />running a line from either of these points to the subject <br />property, as well as installing water lines within the subdi- <br />vision. The Utilities Division has stated that the subdivision <br />developer is responsible for preparation of cost estimates and a <br />construction proposal in support of this recommendation. <br />RECOMMENDATION <br />Staff recommends that preliminary plat approval be granted to <br />Wood Hollow Subdivision subject to the condition that the <br />subdivision be connected to the County's water system. <br />MAY 4 1983 87 �ac�x 53 pnt 423 <br />
