May 9, 1983 <br />of the Board of County <br />Commissioners <br />DIVISION HEAD CONCURRENCE: <br />SUBJECT: <br />�i <br />Patrick Bruce King, CP <br />F OIVI: Mary Jane V.Goetzfried REFERENCES: <br />-M Staff Planner <br />REQUEST FOR SITE PLAN <br />APPROVAL EXTENSION FROM <br />FLORIDA ATLANTIC ASSOC. <br />It is requested that the'data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting on May 18, 1983. <br />DESCRIPTION & CONDITIONS <br />On May 27, 1982,_the-Planning and Zoning Commission approved the <br />site plan application submitted by Florida Atlantic Associates to <br />develop Village.Green South, Phase VI. <br />The approved plan depicts 776 units to be placed on 154 acres <br />located on the northwest corner of the intersection of 12th <br />Street and 82nd Avenue. <br />It was determined by the State Land Planning Agency that the <br />combined effects of Village Green South and Village Green West <br />would be a development of regional impact. In Larch of 1981 <br />Florida Atlantic Associates filed an application for development <br />approval of the two projects. In August of 1981, the Board of <br />,.County Commissioners issued a development order which would <br />permit, subsequent to site plan approval, the placement of 1,422 <br />mobile home units. <br />Presently, the applicant is seeking a one year extension of the <br />site plan approval granted for the construction of Village Green <br />South. <br />ALTERNATIVES & ANALYSIS <br />Village Green West, which proposes the placement of 645 units is <br />presently under construction and approximately 74% complete. <br />However, the applicant has found that it is not economically <br />feasible to develop the total number of units approved by the <br />development order within the given time period of site plan <br />approval. <br />RECOMMENDATION - <br />Staff recommends that Florida Atlantic Associates be granted a <br />one year extension of site plan approval for the construction of <br />Village Green South. <br />8 <br />r <br />
